the first thing is to contact the MLS and see what data format they
support for listing transfer.  If they support RETS, then you move
with the RETS path - if not, you will need to play along with them

next is to understand the data returned from the MLS

third is to determine how you are going to map that returned data to
your database - keeping in mind RETS (for all intensive purposes) will
stop before this step, and then your inhouse development takes the
returned data and does the mapping

fourth, you then need to build your search interface - but that is
outside the scope of RETS

usually login url and client auth - this will be provided by the MLS
you will then need to scribe a query, which once you get to that
point, should be clearr on the parameters.
